Don’t Wait for the Weekend

If you notice a house for sale that you really want to visit, go see it right away if you can. Otherwise, you could miss out on your chance.

It’s not uncommon to see a property sell extremely quickly, even when a scheduled offer date is advertised. (Ahem - perhaps another home buyer got a head start viewing the property after seeing a coming soon sign!)

Sometimes an offer date is advertised when a home is first listed for sale but then the date moves up if the listing agent gets strong pre-emptive/bully offers. This means a home that may be ideal for a buyer could be sold before the buyer even gets a chance to see it.

If your agent doesn’t find a written indication along the lines of “no pre-emptive offers” on the listing, then consider this fair game for anyone to come in and swoop up the place quick.

So, if a home catches your eye, make an appointment to go visit as soon as you can, and decide your next steps from there. Maybe you’ll be the early bird on this one.
